Job Role: Lettings Property Manager
Location: Worcester - Hybrid
Hours: Monday - Friday 9am - 5pm
As a Lettings Property Manager at Campions, you will be responsible for maintaining property rentals, ensuring the smooth day-to-day operations of the lettings industry. Your role will involve negotiating and enforcing tenancy agreements, conducting viewings, and coordinating with our maintenance team. This is a dynamic position that requires a positive and approachable attitude, organizational skills, and attention to detail.
Negotiating contracts with tenants, collecting security deposits, and managing deposit protections.
Achieving financial objectives by collecting rents and negotiating with utility providers.
Handling tenant complaints, enforcing rules of occupancy, and overseeing property maintenance and repairs.
Conducting video/photographic inventories before and after move-ins/outs.
Keeping property files up to date with accurate written and computer records.
Handling applicant enquiries and references efficiently.
Preparing tenancy agreements and associated documentation.
Notifying utility companies/council tax of tenancy changes.
Organizing property inspections and liaising with landlords, tenants, and contractors for maintenance.
Coordinating with professionals for gas safety certificates, EPC certificates, electrical safety certificates, HMO licensing, and fire regulation checks.
Computer literate with proficiency in Microsoft Office (Word, Excel, etc.).
Effective communication skills with all levels of the organization and the public.
Excellent organizational skills.
Strong telephone manner.
"Can-do" attitude and ability to use initiative.
Competency in a busy environment, both in and out of the office.
Lettings experience is desirable but not essential; willingness to learn is a must.
Flexibility and willingness to work overtime/Saturdays depending on workload.
